Consultation and Discovery

We’ll begin by discussing your home goals, budget and timeline for Manjimup. Our team assesses your land, checking contours, soil conditions, tree clearances and delivery truck access.

Design

We adapt your chosen floor plan to suit your lifestyle and your block’s natural orientation. Our design team adjusts window placement, flow and BAL-compliant exterior cladding where required to comply with local council rules and regional forest considerations.

Pre-Construction

Before any construction begins, our team carefully manages all approvals and site preparations required under the Shire of Manjimup planning policies. We finalise your interior selections, fixtures and colour choices, after coordinating soil tests, site engineering and foundation or chassis specs.

Construction

We build every home step by step in our Perth-based yards, putting up the wall and roof frames, windows, and finishes in a specific order while quality-checking at every stage. This method makes sure the home is built to the highest quality standards before the house leaves the yard. We can invite you to inspect the home at our facility before it’s delivered, and you can track the entire 12*- to 14-week process via our Client Portal.

Transportation and Installation

Transporting your modules to Manjimup via the South Western Highway is coordinated by our logistics team. We manage the transport, position the modules onto prepared footings or foundations, and then perform any structural, electrical and plumbing hookups on your site.  

Handover and Move In

Yes, they’re built for South West weather patterns. For properties in designated bushfire-prone zones, homes are built with BAL-compliant materials, including toughened glass, fire-resistant cladding, and specialised ember screens. For thermal efficiency during winter and summer, wall and ceiling insulation combined with double-glazed windows helps to maintain comfortable temperatures year-round.

Total site costs vary depending on your block’s soil, slope and utility access. MIRA completes a preliminary site assessment to determine specific costs for footings, earthworks and utility connections. Transport costs depend on the distance and number of modules as well as any crane requirements, which MIRA coordinates so we can provide transparent pricing.

Most modular homes will need the appropriate approvals from the Shire of Manjimup, and certain blocks will require an official approval. MIRA manages this entire regulatory process for you. We handle the paperwork, check local planning schemes for any exemptions and coordinate any mandatory assessments. 

If the site is bushfire-prone, additional requirements may apply. The Shire requires a BAL assessment to be carried out in relevant cases and, where applicable, that the home must comply with the BAL assessment, the National Construction Code (NCC), and AS 3959.

It typically takes between 12 and 14 weeks, depending on design and scale. While your home is being built at MIRA’s manufacturing yard, site preparation can take place at your Manjimup property, helping to streamline the overall project timeline.

MIRA Residential coordinates the whole process, including transport, crane services and on-site assembly as required. Our on-site team oversees the final plumbing, sewer and electrical hookups and fits any outdoor add-ons like verandahs or decks. By coordinating every trade and material under one umbrella, we take the stress out of regional builds and offer a fully managed experience from start to finish.
