Modular Homes in Collie with thoughtfully designed floor plans

MIRA Residential delivers modular homes to Collie, an inland hub with a growing footprint. Situated along the Darling Scarp, properties in this region call for considered home designs that respect natural slope variations, heavily timbered surroundings and distinct seasonal shifts.

Every MIRA home is designed to comply with the National Construction Code (NCC), the WA Building Act and the Shire of Collie planning policies. Because vast areas of the Shire are designated as bushfire-prone, our homes are engineered to meet Australian Standard AS 3959 (BAL) fire safety codes. Structural frames and roofing profiles are engineered specifically to handle heavy South West rainfall and regional weather patterns.

Pick from our portfolio of flexible floor plans, including the Moda, a 1-bedroom, 1-bathroom footprint designed for secondary dwellings or guest accommodation. For larger households or rural blocks, the Amara offers a spacious 4-bedroom, 3-bathroom residence featuring zoned living areas and room for custom outdoor additions, workshops or verandahs. We also do custom home builds for larger projects, just speak with our team.

Our designs prioritise liveability, pairing clean lines with practical features. Layouts can cater to active lifestyles, shift workers and growing families with various options for storage and zoned living areas. Externally, we use high-grade cladding chosen specifically to withstand winter rain, damp forest conditions and prolonged UV exposure.

Benefits of Modular Construction in Collie

Smart Building Solutions

By fabricating our modular sections at one of our facilities, our trade teams work in a controlled environment.

Fast Build Times

MIRA’s modular process splits construction into two parallel phases. While earthworks, footings or slab preparation and utility connections are completed on your block, your home is simultaneously built inside our factory. Running site preparation and home fabrication at the same time reduces overall construction timelines compared to traditional builds.

Smarter Use of Materials and Energy

Building in a factory allows for tight material management, reducing construction waste, the recycling of offcuts and keeping your block clear. Thermal efficiency is built directly into our floor plans, using double glazing and high-performance insulation to retain warmth during freezing Collie winter nights while blocking out the summer heat.

Less Disruptive, More Convenient

Traditional builds turn your block into an active construction zone for extended periods. Because MIRA homes arrive on-site mostly finished, final delivery and assembly on your property takes just days. The result is a clean, low-impact build process with less disruption to your land and surrounding wildlife.

Uncompromised Quality

Every MIRA home goes through rigorous quality checks throughout fabrication. Working indoors lets our builders achieve tight structural joins, precise insulation seals and exact finish detailing that open-air site builds struggle to execute in damp regional conditions. We only rely on high-grade materials engineered for their long-term durability.

Build to Last

Because our modular sections are built to be transported on highways and lifted by cranes, every home is engineered with framing designed to handle high loads. Paired with weather-resistant exterior cladding and quality flashing details, our homes maintain their structural integrity through heavy South West winter rains and dry summer heatwaves.

How we work

Milestones to a New Way of Living

Consultation and Discovery

We’ll begin by discussing your home goals, budget and timeline for Collie. Our team assesses your land, checking contours, soil conditions, tree clearances and delivery truck access.

Design

We adapt your chosen floor plan to suit your lifestyle and your block’s natural orientation. Our design team adjusts window placement, flow and BAL-compliant exterior cladding where required to comply with local council rules and regional forest considerations.

Pre-Construction

Before any construction begins, our team carefully manages all approvals and site preparations required under the Shire of Collie planning policies. We finalise your interior selections, fixtures and colour choices, while coordinating soil tests, site engineering and foundation or chassis specs.

Construction

We build every home step by step in one of our Perth-based yards via a tried and tested modular construction methodoloy. We will invite you to inspect the home at our yard before it’s delivered, and you can track the entire 12- to 16-week process via our Client Portal.

Transportation and Installation

Transporting your modules to Collie via the South Western Highway is coordinated by our logistics team. We manage the transport, position the modules onto prepared footings or foundations then perform any structural, electrical and plumbing hook-ups on your site.

Handover and Move In

Once installed, your home is ready to move in.

FAQ

Yes. Off-site construction offers flexibility in how you position the house on your block. This lets you keep natural land features, maximise sun exposure or leave room for large sheds, boat parking or outdoor entertaining areas. Floor plans are designed to separate quiet bedrooms from open-plan living zones.

Yes, they’re built for South West weather patterns. For properties located in designated bushfire-prone zones, homes are built using BAL-compliant materials, including toughened glass, fire-resistant cladding and specialised ember screens. For thermal efficiency during winter and summer, wall and ceiling insulation combined with double-glazed windows helps to maintain comfortable temperatures year-round.

Total site costs vary depending on your block’s soil, slope and utility access. MIRA completes a preliminary site assessment to determine specific costs for footings, earthworks and plumbing connections. Transport costs depend on modular and crane requirements, which are coordinated by MIRA so we can provide you with transparent pricing.

Most modular homes will need the appropriate approvals from the Shire of Collie, and certain blocks will require an official approval. MIRA manages this entire regulatory process for you. We handle the paperwork, check local planning schemes for any exemptions and coordinate any mandatory assessments.

If the site is bushfire-prone, additional requirements may apply. The Shire requires a BAL assessment to be carried out in relevant cases and, where applicable, that the home must comply with the BAL assessment, the National Construction Code (NCC), and AS 3959.

It typically takes between 12 and 16 weeks, depending on design and scale. Because site preparation in Collie occurs while your home is being built in our Henderson facility, total project schedules are faster and more predictable than traditional on-site builds.

MIRA Residential coordinates the whole process, including transport, crane services and on-site assembly as required. Our on-site team oversees the final plumbing and electrical hook-ups and fits any outdoor add-ons like verandahs or decks. By coordinating every trade and material under one umbrella, we take the stress out of regional builds, offering a fully managed experience from start to finish.
