Modular Homes in Margaret River with thoughtfully designed floor plans

MIRA Residential designs modular homes that sit naturally within Margaret River’s diverse landscapes, from coastal sites and forested blocks to rural properties. Each home is thoughtfully planned to maximise natural light, ventilation and use of space while responding to the region’s warm, dry summers and cooler, wetter winters.

Every MIRA home is designed to comply with the National Construction Code (NCC), the WA Building Act and applicable Shire of Augusta-Margaret River Local Planning Schemes and policies. Where a site is identified as bushfire-prone, we ensure construction meets the Australian Standard AS 3959 for fire-safe design.

Choose from a range of layouts, including the compact Moda, perfect for a first home, a retreat, or downsizing, and the spacious Homestead, ideal for larger families or extended living. Each design can be customised to suit your block, lifestyle and budget while satisfying local regulatory requirements.

We focus on practical, comfortable spaces that respond to Margaret River’s climate. Interiors are crafted for everyday living through warm summers and wet winters, while exteriors are built to withstand both coastal and forested environments.

The Benefits of Modular in Margaret River

Smart Building Solutions

MIRA’s modular homes are designed for the sites found around Margaret River. Modular construction works well where access or terrain complicates traditional builds, and because most construction and assembly occur in a controlled factory environment, it avoids many of the delays and site disruptions that occur with on-site construction.

Fast Build Times

Modular construction separates off-site fabrication from on-site preparation, allowing them to happen simultaneously. This coordination helps to keep the project on schedule, particularly in a region where seasonal shifts between warm, dry months and wetter winter months are expected.

Sustainable Building

Building modules in a factory environment improves material efficiency and reduces overall waste. Controlled conditions make it easier to manage offcuts and minimise excess resources. When combined with design features suited to Mediterranean climates, such as orientation to maximise natural light and sea breezes, this approach creates energy-conscious, resource-efficient homes.

Less Disruptive, More Convenient

Traditional builds often require prolonged on-site work that can generate excessive noise, dust, and disturbances. Modular assembly reduces on-site time, leading to fewer disruptions to your block and neighbouring properties and a smoother transition from site preparation to completion.

Uncompromised Quality

Every MIRA home is built to consistently and constantly meet stringent construction quality standards. Factory assembly enhances precision in structural, finish, and detailing while allowing flexibility in design features such as extended eaves or cladding options suited to Margaret River.

Build to Last

MIRA homes are made to handle Margaret River’s coastal and inland conditions. Materials are selected for resistance to moisture, wind and corrosion, while the modular building method ensures precision assemblies that strengthen structural integrity. Features such as raised flooring, effective drainage, and properly ventilated spaces keep your home comfortable and tailored to your environment.

How we work

Milestones to a New Way of Living

Consultation and Discovery

Every home starts with a conversation. Whether online or in person, we take the time to understand your requirements, budget and block characteristics. This includes site-specific factors such as coastal exposure, forested surroundings, slope and bushfire-prone areas. We also discuss your priorities for energy efficiency, natural light, ventilation and connection to outdoor spaces.

Design

Once we understand your goals, you can explore our curated selection of modular home designs. Our team works with you to customise layouts, features and finishes so your home meets your functional needs while optimising space, light and airflow. We also make sure the design integrates with your site, whether near the coast, in the forest or on a rural block, creating a home that’s designed especially for the surroundings of Margaret River.

Pre-Construction

Before any construction begins, we manage all necessary approvals and preparations. This includes navigating the Shire of Augusta-Margaret River Local Planning Scheme and associated policies, confirming colours, materials, and finishes, and coordinating site preparations such as foundations and utility connections. We also plan for any site-specific challenges, including slope, soil conditions or exposure to coastal winds, so the build progresses smoothly once factory fabrication is complete.

Construction

This is where the speed, precision and quality of modular building really shine. Work begins at our secure Perth manufacturing facility, approximately 227km from Margaret River. Each home is carefully assembled, starting with the steel or timber frame, followed by external cladding, roofing, windows, doors and all interior finishes, including cabinetry, tiling, fixtures and joinery.

Throughout the build, the process allows for consistent quality control. Every component is checked for accuracy, alignment and finish before it leaves the factory. You’ll have the opportunity to carry out a pre-delivery inspection to ensure every detail is up to your standards. Progress can be monitored via the Client Portal, keeping you informed every step of the way.

Transportation and Installation

Once modules are completed, our team manages logistics to ensure safe, reliable delivery to your Margaret River site. Each module is transported using specialised equipment and carefully positioned using cranes, ensuring precise alignment with foundations and site contours.

On-site work includes connecting plumbing and electrical systems, adjusting cladding if required, installing decks or verandahs and other finishing touches. All work is coordinated to minimise disruption to your block and neighbouring properties, so you get a fully operational home ready for occupancy.

Handover and Move In

After construction and on-site work are complete, we conduct a thorough walkthrough to verify that all elements meet your expectations. The final inspection covers structural integrity, functionality, finishes and integration with the site.

Once everything is approved, your home is handed over, ready to be lived in. MIRA ensures that your home is set up to perform reliably in Margaret River’s climate, providing comfort, durability and energy efficiency from day one. That’s the end of the build and the start of your new home.

FAQ

Modular homes are highly adaptable to a variety of properties in Margaret River, from coastal sites, town centres and forested properties. Designs can be customised to suit your site, maximise natural light and make the most of local breezes and views. Practical layouts and modern finishes ensure homes are comfortable and functional for everyday living while fitting seamlessly into the surrounding environment.

Margaret River experiences warm, dry summers with cooling sea breezes and mild, wet winters with the heaviest rainfall between May and September. Modular homes are precision-built to withstand these conditions. Durable materials, high-quality fabrication, and design features that support moisture management and ventilation are integrated to ensure reliable performance in the local environment.

Costs will depend on various factors, including, but not limited to, block size, slope, soil type, and site access. A detailed site assessment will provide a personalised quote, including the work needed for foundations, grading and utility connections. Transport and installation costs will also be influenced by distance from the factory and site conditions.

Yes, you will need approvals from the Shire of Augusta-Margaret River, including a building permit, to ensure the modular home complies with the National Construction Code (NCC) and relevant Australian Standards. Depending on your block and home design, planning approval may also be required. Early consultation with the Shire and your builder will ensure all requirements are clarified before construction begins.

Most modular homes take about 12 to 16 weeks from the start of factory manufacturing, depending on the design and size you choose. Timeframes can vary based on site preparation and planning approvals, but off-site construction generally offers a faster and more predictable build timeline than traditional methods.

MIRA Residential provides a complete end-to-end service that includes transport, crane services and on-site assembly. Our approach ensures your home is delivered and installed effectively, with careful planning that minimises disruptions and keeps the project on track.
