Modular Homes in Geraldton with thoughtfully designed floor plans

MIRA Residential creates modular homes that fit seamlessly into Geraldton’s coastal and regional environment. Each home has been especially designed for the relaxed lifestyle of the Mid West.

Every MIRA home is designed to comply with the National Construction Code (NCC), the WA Building Act and the relevant City of Greater Geraldton Local Planning Schemes and Policies. Where a site is identified as bushfire-prone, we ensure construction meets the Australian Standard AS 3959 for fire-safe design.

Choose between a small-scale one-bedroom design like the Moda, ideal for a first home or downsizer, or a three-bedroom home such as the Homestead for larger families. Every design can be tailored to your block and budget while respecting local regulations.

We focus on creating practical spaces that suit life in Geraldton. Interiors are designed for comfort and usability, while exteriors are planned to withstand local conditions. Our team will work with you to adapt any features so your home is presentable, practical and fully compliant with Geraldton’s planning requirements.

Benefits of Modular Construction in Geraldton

Smart Building Solutions

MIRA’s modular homes are designed for Geraldton’s coastal and regional climate. Many of our builds are suitable for sites with difficult access or unusual terrain. As most construction happens off-site, we avoid many of the delays and disruptions that come with traditional construction, making it a practical choice for Geraldton landowners.

Fast Build Times

By constructing your home’s modules in parallel with site preparation, we drastically reduce build times. In many cases, a modular home can be built in 12 weeks, depending on your design.

Sustainable Building

Our modular approach helps reduce waste during your build. Construction is carried out in controlled factory conditions; therefore, we minimise material spoilage, reduce unnecessary waste, and reduce resource use. That contributes to a more environmentally conscious build, which is especially relevant in Geraldton’s climate and can support both comfort and energy efficiency.

Less Disruptive, More Convenient

Traditional home builds often involve extended site work, noise, dust and disruption. With modular construction, majority of the works is done off-site. The on-site phase is considerably shorter and cleaner, which means less disturbance to the block and neighbourhood, and you get into your new home sooner.

Uncompromised Quality

We design every one of our homes to comply with the relevant WA building standards and the City of Greater Geraldton's local planning requirements. When conditions demand, we offer options to address local building challenges, from coastal exposure to soil and site conditions.

Build to Last

Our homes are engineered to withstand Geraldton’s dry summers and wet winters, with design considerations for insulation, ventilation, wind and durability. Thanks to these, your home stays comfortable year-round and is truly built to last.

How we work

Milestones to a New Way of Living

Consultation and Discovery

Your journey starts with a sit-down and a chat. Whether we meet online or in person, we’ll take the time to learn about your lifestyle, budget, your land and what you want your future home to look and feel like.

Design

After we’ve fully understood those goals, have a look through our curated selection of house designs. From there, our team will work with you to tailor the layout, features and finishes so the final home suits the way you live and reflects your personal style.

Pre-Construction

Before any work begins, we’ll handle all required paperwork and preparations. This includes managing council requirements and guiding you through colour, material and finish selection. Every detail is planned to ensure the build progresses smoothly.

Construction

This is where the speed of modular building shines. Construction begins at our secure manufacturing facility in Perth, 400km from Geraldton. We build your home with precision, assembling the steel frame, completing the external cladding and roofing, installing windows and doors, and finishing the interior, including cabinetry, tiling, and fittings.

You’ll be invited to a pre-delivery inspection at our Henderson factory so you can walk through your completed home before it’s transported to the site. Throughout the build, you can track progress through our Client Portal; depending on the design, construction can be completed in as little as 12 weeks*.

Transportation and Installation

Once the modules are complete and we have walked you through the pre-handover inspection, we’ll coordinate transport and handle all logistics on your behalf. Our team then positions and secures each module on site using specialised equipment.

After installation, we complete the necessary on-site work, including plumbing, electrical connections, and other exterior elements, so your home is fully ready to move in.

Handover and Move In

Once your build is installed, it’s time for key handover. You’re all set to move in and make the house, your home.

FAQ

Modular homes are an excellent choice for anyone looking to enjoy Geraldton’s relaxed coastal lifestyle, from the beachfront suburbs like Bluff Point and Sunset Beach to more inland areas like Rangeway. Our modular designs can be customised to suit the locale and your lifestyle.

These homes combine flexibility, comfort and style to make the most of Geraldton’s natural light, sea breezes and unique environment.

The Midwest climate presents particular challenges, including hot summers, mild winters, and coastal winds. Factory-built modular homes are engineered to withstand these conditions.

Every component is precision-built off-site, ensuring quality and a finished product that performs better than conventional on-site builds.

Site preparation, transport and installation costs vary depending on block size, terrain and accessibility. A site assessment with our team will give you a tailored estimate for your build.

This ensures that all components of the build, from site works to final installation, are accounted for in your budget, offering certainty before anything goes ahead.

Yes, you will need approvals from the City of Greater Geraldton, including a building permit, to ensure the modular home complies with the National Construction Code (NCC) and relevant Australian Standards. Planning approval may also be required, depending on your block and how your home fits within the City of Greater Geraldton’s Local Planning Scheme.

At MIRA Residential, modular homes typically take 12 weeks to build from the beginning of manufacturing, depending on the design and size.

Site preparation and approvals may influence the overall schedule, but off-site construction offers a faster, more predictable timeline than traditional construction.

MIRA Residential provides a complete turnkey solution, managing every aspect of the build. This includes transport, crane services and on-site assembly as required.

Our process ensures your home is delivered and ready to go with minimal disruptions, so you don’t have to stress about the timeline.
