Seeing a home arrive on site is one of the most exciting milestones in the building journey. Over the weekend, our team successfully transported and delivered one of our popular The Dune designs to its new home in Witchcliffe, in Western Australia’s beautiful South West.

Manufactured at our Henderson facility, The Dune made the journey south before being carefully positioned on site by a jacking system. It’s a process that showcases one of the key advantages of modular construction: the majority of the home is already completed before it leaves our manufacturing yard.

From Factory to Final Location

Unlike traditional construction, where much of the work happens outdoors and is subject to weather delays, modular homes are manufactured in a controlled environment. This allows our team to complete the structural build, external finishes and the majority (if not all) of the internal fit-out before transport.

Once manufacturing is complete, the home is securely transported to site, where specialist lifting equipment positions each module onto its prepared foundations.

For our Witchcliffe delivery, careful planning, experienced transport operators and favourable weather ensured a smooth installation.

The Dune Delivery Witchcliffe

This particular modular home was under construction for just over 9 weeks, from the delivery of the concrete slab through to the client’s Practical Completion Inspection (PCI). During this time, the home progressed through every stage of manufacturing, including framing, roofing, cladding, internal fit out, cabinetry, painting, flooring and final quality assurance before being prepared for transport to its new home in Witchcliffe.

From the Preliminary Works Agreement (PWA) through to key handover, MIRA homes are ready for delivery in less than 12 months, and this home was no different. This timeframe includes design development, approvals, engineering, manufacturing, transportation, installation and the final handover.

Once manufacturing is complete, each module is carefully prepared for transport and delivered to site using specialised trucks. Every delivery is meticulously planned, taking into account the route, site access and local conditions to ensure the home arrives safely.

The installation itself can often be completed in a matter of days or weeks, depending on the size and complexity of the home. After the modules are positioned, our team completes the final connections, external works and finishing touches before handover.
