Modular Homes in Mandurah with thoughtfully designed floor plans

MIRA Residential designs modular homes that adapt perfectly to life in Mandurah. With warm summers, cool breezes and mild, wetter winters, our plans are considered to support year-round comfort.

Every MIRA home is designed to comply with the National Construction Code (NCC), the WA Building Act and the City of Mandurah Local Planning Scheme No. 12. Where a site is located in a designated bushfire-prone area, we make sure the provisions of Australian Standard AS 3959 for fire-safe design are met.

Choose from our list of layouts, including the smaller Vista, perfect for downsizing or investment properties, and the spacious Horizon, ideal for family living or intergenerational households. Each home is adaptable, allowing homeowners to optimise living areas, outdoor spaces and block orientation while staying fully compliant with council rules.

Our homes are designed for real, everyday use in the Peel region. Interiors maximise airflow and daylight, creating an inviting and energy-conscious environment, while exterior materials are chosen to withstand coastal humidity, wind exposure and seasonal rainfall.

The Benefits of Modular in Mandurah

Smart Building Solutions

Modular homes in Mandurah are designed with the city’s unique coastal conditions in mind. By completing most of the build in a controlled factory setting, we can minimise delays, reduce risk and deliver a more predictable construction experience.

Fast Build Times

MIRA’s modular approach separates module fabrication from on-site preparation. While foundations, utilities and site works are underway, your home is being assembled in our factory under strict conditions. These parallel workflows shorten overall construction timelines and limit the impact of weather or logistical interruptions, helping homeowners move into their new space sooner.

Sustainable Building Practices

Building off-site allows MIRA to optimise material use, reduce waste, and reduce site disturbance compared to a typical on-site build methodology. Combined with designs that maximise Mandurah’s natural light, capture cooling sea breezes, and promote more laid-back living, modular homes support sustainability while remaining comfortable year-round in the local climate and landscape.

Less Disruptive, More Convenient

Traditional construction often involves prolonged on-site work, including noise, dust and daily disruptions. Modular homes drastically reduce the need for on-site work, making installation much faster and quieter. For Mandurah homeowners, this means less impact on your lifestyle and neighbours, as well as a smoother, more manageable building experience.

Uncompromised Quality

Every MIRA home built for Mandurah is subject to strict quality standards. Factory construction ensures precise assembly of structural elements, finishes and detailing. Homeowners can select custom features such as extended eaves, coastal-grade cladding and tailored materials designed specifically for the Peel’s environmental conditions.

Build to Last

MIRA homes are engineered to endure coastal and inland climates, including salt-laden winds, high humidity and seasonal rainfall. Materials are chosen for durability and corrosion resistance, while modular assembly enhances structural stability. Features such as elevated flooring, effective drainage and ventilation systems ensure your home remains comfortable, safe and resilient for years to come.

How we work

Milestones to a New Way of Living

Consultation and Discovery

We’ll begin by understanding your vision for living in Mandurah. Whether online or in person, we take the time to assess your needs, budget, and block specifics. We’ll assess your site’s access and compatibility for a modular home.

Design

With your goals in mind, you can explore our curated selection of modular home designs. Our team adapts floor plans and finishes to your block and daily routines, while factoring in Mandurah’s orientation to optimise sea breezes, sunlight, and outdoor integration. Every home is designed to provide a functional, comfortable living space tailored to the city’s climate and to make the most of the natural landscape.

Pre-Construction

Before any construction begins, our team carefully manages all approvals and site preparations. This includes compliance with the City of Mandurah Local Planning Scheme, confirming materials, colours, finishes and coordinating essential site work like foundations, utility connections and drainage. We also assess site-specific factors such as slope, soil type, bushfire-prone areas and exposure to coastal winds or salt air.

Construction

Each modular is carefully assembled in our manufacturing yard, starting with the steel frame, then adding structural walls, cladding, roofing, windows, doors, and all internal finishes such as cabinetry, joinery, fixtures, and tiling. Our construction manager and on-site supervisors ensure quality, y strength, fit and finish.

Throughout assembly, you can track your progress via our client portal before participating in a pre-delivery inspection of your home. Once a module is complete, it’s prepared for transport to your site, fully fitted and ready for installation. Construction is typically 12-14 weeks.

Transportation and Installation

Transporting modular homes to Mandurah requires coordination. Our team handles all logistics, using specialised vehicles and cranes where necessary to position each module safely on prepared foundations. Once on site, the team connects the plumbing and electrical systems.

Continuous oversight allows us to maintain quality standards while keeping you informed at every stage. The transition from factory to site is seamless, and your home is move-in ready in the shortest timeframe possible.

FAQ

Modular homes are highly versatile, making them suitable for Mandurah’s diverse property types. Layouts can be tailored to take full advantage of views, river access and outdoor living opportunities.

With modular construction, internal areas can be arranged to suit your daily routines while external areas can be integrated for alfresco living, gardens or decks. The flexibility of modular design lets your personal style shine through while embracing the coastal Mandurah lifestyle.

Mandurah has a Mediterranean climate characterised by warm, dry summers and mild, wetter winters. Summer days often reach average highs in the mid-20s°C, with cooling breezes from the Indian Ocean and estuary that help temper the heat along coastal and inland streets. MIRA modular homes are built to accommodate these conditions through proper orientation, moisture-resistant materials and attention to airflow.

Feasibility and final costing will vary depending on several site-specific factors, including block size, slope, soil type and accessibility of your site from major roads. A detailed site assessment from MIRA Residential provides a personalised estimate covering site preparation, foundation works, and utility connections.

Transport and installation expenses will depend on the distance from the factory, size and complexity of modules, as well as any unique site conditions. We’ll also identify any potential challenges to allow for more predictable budget planning, as well as project feasibility

Most modular homes will require approvals from the City of Mandurah, including a building permit, to ensure they comply with the NCC and relevant Australian Standards. MIRA can assist in navigating these regulatory processes and liaising with officers before construction starts. Early engagement with the Council and your builder is important to confirm any conditions or constraints on your site.

The average timeframe is around 12 to 16 weeks from the start of factory construction to completion, although this can vary depending on design and customisations. However, site preparation, council approvals and utility connections can affect the overall timeline. Modular construction allows off-site fabrication to occur simultaneously with on-site preparation, reducing the likelihood of unexpected delays compared to traditional builds.

MIRA Residential provides a complete end-to-end service that includes transport, crane services and on-site assembly as required. Our team coordinates all logistics, ensuring your home is delivered safely and safely on prepared foundations. On-site installation includes connecting services, completing finishes and integrating outdoor elements, such as decks and verandahs, where required. By managing all these elements under the one umbrella, we minimise the complexity of coordinating trades and materials while ensuring your home is built to standard.
