We meet with you to understand your lifestyle, budget, timeline and design preferences. We also review your block to ensure it is suitable for a modular home. This is where ideas start taking shape and possibilities become practical.

2. Design and Pricing

This is where your vision becomes tangible.

We customise your chosen design to suit your needs, refining layouts, inclusions and finishes. You receive clear pricing and complete transparency, so you can move forward with confidence.

3. Preliminary Works Agreement

With your Preliminary Works Agreement signed and deposit paid, we take care of the essential groundwork.

This includes:

• Site inspection

• Site survey

• Site classification

• BAL assessment if required

The foundation of your build is now backed by real data and professional insight.

4. Client Portal Access and Dedicated Support

You will be introduced to your Client Experience Specialist and given access to our online Client Portal.

This portal becomes your central hub. You can track progress, review documents, manage selections and stay informed in real time. Building should feel calm and transparent, and this is how we make that happen.

5. Working Drawings and Certifications

Your design moves into detailed Working Drawings.

We coordinate certifications and approvals required for the Certificate of Design Compliance and Building Permit. Every detail is documented, refined and prepared for construction.

6. Building Contract

We issue your HIA building contract for signing.

This confirms your final scope, inclusions and price. It also unlocks access to your online selections portal so you can begin preparing for Prestart.

7. Finance

Once your contract is executed, you can provide the required documents to your lender or broker to obtain unconditional approval, where applicable.

8. Prestart and Final Plans

This is one of the most exciting stages.

You finalise your interior and exterior selections, including colours, finishes and any upgrades. Your plans are confirmed and your home truly starts to reflect your personality.

10. Procurement and Fabrication Drawings

Detailed fabrication drawings are prepared to translate your approved plans into manufacture ready documentation.

Our procurement team finalises material quantities and secures trades. Everything is coordinated before construction begins.

11. Manufacture Begins

Once documentation and approvals are complete, your home enters fabrication at our controlled manufacturing facility.

This is where modular construction truly shines. Protected from weather and delays, your home progresses efficiently and consistently.

12. Structural Framework

Depending on your design, this stage includes either a pre stressed concrete slab or a steel frame chassis.

Wall and roof frames are fabricated from steel and assembled by expert builders. The structure takes form with precision.

13. Exterior Completion

Roof cover and external cladding are installed, giving your home its architectural presence and character.

Windows and external doors follow, securing the structure and making it weather tight.

14. Interior Fit Out

Inside, your home transforms rapidly.

Walls and ceilings are lined and painted. Cabinetry is installed. Tiling, plumbing and electrical finishes are completed. Shower screens, mirrors and robe doors are fitted. Flooring is laid, adding warmth and texture underfoot.

Each stage is quality checked to ensure it meets MIRA standards.

15. Practical Completion

Once your home reaches the practical completion stage, we’ll contact you to schedule an appointment to inspect your home at our Henderson facility.

16. Transport and Site Installation

Your home’s module/s are carefully transported to site.

Once delivered, they are aligned, rejoined and all services are connected and tested. In a remarkably short timeframe, your home stands complete on your land.

17. Key Handover

Keys in hand.

Your house is officially ready for furniture, family moments and the life you have imagined within it.

18. Six Month Maintenance Period

Our relationship does not end at handover.

During the six months following practical completion, you can submit any maintenance items through your Client Portal. We remain available to ensure your home continues to perform exactly as it should.
