How Long Do Modular Homes Take to Build?

What’s the real timeline for modular construction?

With the average home taking at least 12 months to build, interest is turning to modular construction, where homes can be constructed much more quickly.

Smart modular home builders offer architecturally inspired home designs, transparent pricing and a personalised building experience. But how long do they take?

Step-by-step breakdown

Transparency is the foundation of building a good relationship. Which is why we’ll take you through the entire MIRA Residential construction process, so you understand precisely what building your home involves and how long it will take.

Consultation and Discovery

Our building process begins with a personalised consultation, allowing us to determine precisely what you envision for your home. We’ll discuss what inspires you and what type of home you aspire to achieve.

We’ll also focus on the practical aspects, understanding your needs, lifestyle, budget, and land requirements.

Plans and designs

Once we have a clear understanding of what you want to achieve, we can proceed to the design phase. We’ll help you select what you want from our range of architecturally inspired home designs, allowing you to customise our existing modular designs to ensure your home suits you and your needs. Or, custom design your very own dream home, the choice is yours.

Pre-construction

We take care of all the necessary building and council approvals for building on your land, as well as guiding you through finalising colours, materials and finishes.

We also finalise your contract, which includes the full scope of work, a detailed schedule, and payment details. We work closely with you to ensure this stage, allowing the construction phase to run smoothly. The pre-construction phase can take around 14 weeks if your project has planning approvals. If planning approvals are required, this can add approx. 2-3 months to the pre-construction phase.

Construction

We build your home in a secure and controlled environment, ensuring a quality build. In our purpose-built factory, we assemble your home’s steel frame, install cladding, roofing, windows, and doors, and then proceed to the internal fit-out.

We provide you with real-time updates during the construction process, which takes around 12-14* weeks. Before transport, we invite you to walk through your fully completed home, ensuring you’re satisfied with the results.

Transportation and installation

We then transport your home to your site and secure it to the foundations. Once the modules have been assembled, our team completes all the on-site work, like plumbing and electrics. Transport and installation take approx. 2 weeks, depending on the complexity of your project.

Handover and move in

Once we’re certain the home exceeds your expectations, we hand the keys over so that you can enjoy your new home.

What makes modular homes faster to build?

Building modular and prefabricated homes is a much faster process than traditional construction. Because the build happens in a controlled factory environment, there are fewer delays..

External factors, like poor weather, are less likely to slow down your build. At the same time, site preparation and construction can occur simultaneously, with different trades working together – all of which means a quicker turnaround and a faster move-in.

Reduced on-site time and readily available resources also speed up the process. It also makes things more cost-effective than a site-built home, too.

What external factors can impact your build time?

While modular building eliminates many external delays, there are some aspects that no building method can circumvent. Geopolitical events, such as tariffs, natural disasters, or pandemics, can all disrupt global supply chains.

Is modular construction faster than a traditional build?

Modular construction is significantly faster than a traditional build. While there will always be outliers in both processes, if you want a swift construction process and a high-quality home, it’s best to opt for a modular building.
